What is included in my purchase?

Your purchase includes a lot, a home, paved/concrete driveway, all applicable covered/uncovered decks, parking pad (garage is optional), concrete sidewalks, 10 Year Progressive Home Warranty, GST, and partial ownership of the common area, clubhouse and all other site amenities.

Are there lakefront lots available?

Phase 3 Lakefront lots are now available, but keep in mind that all of our lots have views of and access to the lake.

Are there monthly fees?

Yes, the operations and maintenance fees are $157.47 per month including GST. The monthly fees are like a utility which cover your water, sewage, and garbage; it also includes 24/7 property management, road maintenance, street lighting, secure entry gate and maintenance of all the common areas.

Is there a show home available for viewing?

Yes, we have a number of show homes for viewing by appointment. Please contact Fred Trommeshauser RE/MAX Real Estate Spruce Grove at 780-962-8580 to arrange a tour of our site and our current show homes.

What kind of water services the homes?

The water is treated in an on-site water treatment plant that is operated by a licensed operator, the cost for which is included in the monthly fees.

Are there piers, boat slips, or a boat launch?

We have a maintained on-site boat launch and marina, with pier and boat slips available for residents’ use. Piers are put in and out of the water by the property management team for the water recreation season (typically May to October).

What is the boat slip cost?

The cost to lease a boat slip is $400 per season, and the cost to lease a sea-doo slip is $300 per season. There is a $200 per instance fee to install/remove your boat lift.

Are there any animal restrictions?

In consideration of other residents, all animals must be on a leash.

No, on-site amenities are for use of the residents and their guests. The property is secure and gated to ensure protection of our residents.

We are located at the town of Gunn, Alberta where residents have convenient access to a grocery store, liquor store, gas station, restaurant and car wash. Located a short drive away is Alberta Beach, where commercial services include grocery and liquor stores, restaurants and cafes, gas stations, public library, golf course and an array of other establishments.
